Documentation Package vs. a Paid Guarantor Service
Guarantor services co-sign your lease for a fee, and where a community’s written policy accepts them, they turn a complicated file into a standard one almost overnight. The honest question is narrower: does your file actually need one?
Free to renters — the community pays our referral fee, and your rent is identical either way.

| Category | Luxe Self-Employed Locating | Using a Paid Guarantor Service |
|---|---|---|
| What it solves | Presents your real income so the office’s own formula reads it correctly — solves the proof-format problem at its root. | Substitutes the service’s balance sheet for your income question entirely — the screener stops reading your file and reads theirs. |
| Speed | A business day to a targeted list; a day or two to assemble the package. | Genuinely fast — many services approve the same day, and offices that accept them process the lease as standard. |
| Cost | $0 to you; the documents are papers you already possess. | A real fee, commonly a meaningful percentage of a month’s rent or more per lease term — and it repeats at renewal at some services. |
| Acceptance | Every office reads documentation; the written criteria only vary in what they weigh. | Only where the written policy names third-party guarantors as accepted. Some San Antonio communities take specific services only; some take none. |
| Who needs it | Most established self-employed renters with real deposits and a filed return or two qualify on documents at the right offices. | Strongest for very short business history plus a near-term move date, where no formula reads the file well yet. |
Our view
The honest verdict
Guarantor services genuinely win on conversion speed: for a business too young for any formula, with a move date that cannot wait, paying the fee to become a standard applicant is often the rational move. Where they lose is on cost for people who never needed them — a self-employed renter with two filed returns and steady deposits frequently qualifies on documents alone at the right communities, and the service fee buys nothing but reassurance. Our position is unexciting and useful: we look at your file and the target’s written policy and tell you which case you are — before you pay either an application fee or a guarantor fee for the wrong answer.

Community Search vs. Renting From a Private Landlord
The self-employed renter’s classic workaround: skip the screening software entirely and rent from a person. Sometimes that is exactly right — and it is worth being clear-eyed about what you give up.

Documentation Package vs. Paying a Year Upfront
Prepaying rent is the sledgehammer answer to the documentation question: no formula argues with money already in hand. Where a community’s written policy allows it, it works. The question is what it does to your operating cash.
