When the Income Is Annual and the Screening Is Monthly
Commission earners and seasonal businesses share a math problem: the year is strong, but no single month proves it. A screening formula that divides your last sixty days by two can miss half your income; a formula that averages two filed years can catch all of it. Same renter, same money — the difference is entirely in which written formula reads the file.

Why this matters
What it costs to do nothing
Timing an application badly is the quiet cost here. Apply during your slow quarter at an office that screens from recent deposits, and the file understates you by design. The reverse also holds — after a strong quarter, that same office reads you generously. Without knowing each formula in advance, you cannot time anything; you are just submitting paperwork and hoping the month cooperates.

Why clients choose us for commission & seasonal income search
- We record which San Antonio communities average two years of returns, which annualize year-to-date deposits, and which count only recent months — the three formulas that produce three different versions of your income.
- Timing becomes a tool: when a strong quarter just closed, we point you at deposit-screening offices while the statements still show it. When the filed average is your best number, we aim at the offices that use it.
- Swing gets explained, not hidden. A one-page summary in your package shows the pattern across the year, so a screener sees seasonality instead of instability.
- Every formula is confirmed against current written criteria before you pay a fee — leasing-agent recollection over the phone is not a formula, and we do not let you apply on it.
The practical answer
How it runs: we look at how your income actually lands across a year — commission statements, invoice cycles, the strong and slow quarters — then match that shape against each target’s written computation method. The list you get is sorted by which offices’ arithmetic favors your pattern, with the documentation each expects: statements for deposit-screeners, returns for averagers, and often both. Where timing matters, we say so plainly: apply at this office now, at that one after the quarter closes. The decision on any application stays with the community; the timing and the target selection are yours, made with the formulas in view.

Common questions
My income doubles in spring and drops in winter. How do offices read that?
Three ways, depending on the written policy: as an annual average across filed returns, as annualized year-to-date deposits, or as your last two or three months standing alone. The first two treat seasonality fairly; the third depends heavily on when you apply. We tell you which method each target uses before you choose where and when.
Should I wait for a strong quarter before applying?
Sometimes — at offices that screen from recent statements, applying after a strong stretch shows your best true numbers. At offices that average filed returns, waiting changes nothing. That is a per-community answer, which is why we check the policy first. The numbers are always your real numbers; timing just decides which real numbers get read.
Is commission income treated as self-employment?
It depends on how you are paid. A 1099 commission earner reads as self-employed at most offices and needs the same documentation package — statements, returns, sometimes a company letter confirming the arrangement. We confirm what each target wants to see for your specific setup.
