Questions and answers
Why do leasing offices struggle with self-employed income?
Because most screening formulas were written for salaried applicants — gross pay times a multiple, read off a pay stub. Self-employed income needs interpretation: deposits, deductions, averages across seasons. Some offices have a written route for that; others send anything without a pay stub into a slow manual review. Knowing which office is which before you apply is most of the battle.
What will a community actually accept instead of pay stubs?
It varies by written policy, which is why we check each one. The common instruments: two to three months of business bank statements, one or two years of tax returns, a profit and loss statement, a CPA letter confirming self-employment, and at some communities prepaid terms or a guarantor. We tell you the exact set per target.
Does my tax return hurt me if I deduct heavily?
At offices that screen from the net figure on your Schedule C, it can understate you. At offices that screen from bank deposits, it may not matter at all. That difference is a written criterion we verify per community. What your return shows is between you and your CPA — we give no tax advice — but where that return gets read is exactly our job.
How does Luxe get paid if renters pay nothing?
Apartment communities pay locators a referral fee when a renter we referred signs a lease. Your rent is the same with or without us — the fee comes from the community’s marketing budget, not your pocket. We disclose it plainly because the model only works if you trust it.
Can you tell me whether I’ll be approved?
No — and we won’t pretend otherwise. Approval decisions belong to each community and its screening process. What we verify in advance, in writing, is whether a community’s current policy accepts your kind of documentation. That keeps your application fees pointed only at offices where the file gets a fair read.
My business is under two years old. Is that a dead end?
It narrows the map; it doesn’t erase it. Some written policies require two filed returns, and no argument moves them. Others accept six to twelve months of bank deposits, sometimes with a larger deposit, prepaid months, or a guarantor named right in the criteria. We keep track of which San Antonio offices sit in that second group.
What about commission or seasonal income?
Different offices run different math: some average two years of returns, some annualize year-to-date deposits, some read only your last few months. The same income produces three different numbers under those three formulas. We match your earning pattern to the formula that reads it fairly — and where timing matters, we say when to apply.
Is Luxe licensed?
Apartment locating in Texas is licensed real-estate activity, and Luxe Apartment Locating Group operates under a sponsoring brokerage — licence details are published at launch, along with the TREC Information About Brokerage Services and Consumer Protection Notice. One licensed contact handles your search from first call to lease.
